General Contracting Services

AltTag Our capabilities enable us to offer our clients a complete range of construction services, whether we provide our services as a General Contractor and/or Construction Manager. We will assemble a dedicated team of in-house professionals to meet each project’s particular requirements.

J.T. Magen & Company provides General Contracting Services for projects that have been procured in the traditional competitive bid process. Our focus for constructing these projects is still focused on the team approach.

Set forth below is a bit more detail on our critical Pre-Construction Services:

Site Logistics, Safety & Work Plan
J.T. Magen & Company will work with all project team members to define the logistical requirements for the construction process, such as areas for deliveries, placement of barricades (if required) and hours of operation. We will also develop a site-specific safety plan that will be enforced throughout the entire building process.

Permitting
J.T. Magen will apply for and obtain all required permits from the authorities having jurisdiction over the project. We will also insure that all our subcontractors obtain all required permits that they are responsible for. We will also provide, if required, copies of all of this documentation to the owner as well as posted on the jobsite.

Project Management/Site Supervision
J.T. Magen will assign a project manager, field superintendent, engineer and other staff members as required to effectively manage the construction process. The project manager will be responsible for running the project and taking care of all of the administration and documentation process. The field superintendent will be in charge of coordinating all field activities, subcontractors and vendors. The field superintendent, along with the Site Safety Director, will also be responsible for implementing and enforcing the quality assurance program and safety program. We will implement the following meetings:

  • Weekly project meetings to review, minutes, schedule, changes, submittals, RFI’s, important issues, Applications for Payments and Change Orders.
  • Weekly subcontractor meetings to discuss the schedule and issues pertaining to trades.
  • Weekly toolbox safety meetings to discuss safety issues and topics.

Coordination Process
During the construction of any project, the coordination of the trades is an integral part of the process, especially with respect to the mechanical and electrical trades. At J.T. Magen we will provide for the coordination of these trades by doing the due diligence to ascertain the dimensional information and to document this in plan to allow the components of each of the trades be installed.

Shop Drawings and Submittals
Our approach to shop drawings and submittals begins with preparing a preliminary submittal log consisting of all the required shop drawings, submittals and mock ups with an anticipated submission date and an anticipated review period. We pride ourselves on reviewing all submissions prior to submitting them to the design professionals for their approval.

Reporting and Cost Control
During the construction process, we will provide up-to-date information with respect to changes that have occurred. Typically at the weekly meetings a log will be distributed and reviewed by the project design professionals for their approval.

Cost Reporting
At the agreed upon intervals, we will submit reports on the status of all costs for the project, including changes, projected costs and proposed changes to determine the anticipated total project costs.

Applications for Payment
We will prepare a detailed Schedule of Values on the AIA G702 and G703 or required forms for team review and approval. From the approved format, we will requisition at the intervals agreed upon. One the requisition has been reviewed and agreed upon, we will then issue the requested number of Applications for Payment for certification and payment.

Final Inspections and Occupancy Permit
J.T. Magen will assist in the coordination of all final inspections, secure all test reports or certifications, final affidavits and field inspection reports for submission to obtain the Certificate of Occupancy.

Commissioning and Project Closeout
One of the most critical stages of the construction process is the commissioning and closeout of the project. During this phase of construction, we will coordinate the:

    Commissioning
  • Start Up, testing and balancing of all systems
  • Schedule all required training sessions to familiarize the owner’s staff with the new systems installed
  • Weekly toolbox safety meetings to discuss safety issues and topics.
    Closeout
  • Complete all punchlist items
  • Obtain as-built documents from subcontractors
  • Obtain Owner’s Operations and Maintenance Manuals
